Highland Hills
Fifty-five buildings and 450 units renovated in phased sequences while the campus stayed occupied and cash-flowing. Unit turns, envelope repairs, and systems replacement scheduled around residents' lives, delivered at $3.5 million in construction volume without displacing the rent roll.
The Pearl at Highland Village
A 64-building campus renovation delivered occupied: underground utility replacement, slab and framing repairs, full envelope and siding renewal, and amenity reconstruction, sequenced so every phase protected the owner's operating income. The campus was rebranded on completion; the construction is the reason the new name stuck.
Sims House
A comprehensive midcentury remodel and addition, built by the same team that designed it: a curved, steel-glazed porch pavilion with an outdoor fireplace, a full library conversion, and an envelope upgrade throughout. Design-build with no daylight between the drawings and the field.
Huey Magoo's
Multiple locations, two roles. In Tupelo, S5 built what Seabold designed: full design-build, one accountable team. In Flowood and Brookhaven, S5 delivered 100% of the construction of a prototype restaurant on a franchise opening calendar. Fixed dates, brand standards, no excuses.
Spengler's Corner Offices
109-121 N. State Street,
Office and suite build-outs delivered address by address across the historic Spengler's Corner row, the oldest occupied block in Jackson, designed and built by the same team. Structural repair, full systems replacement, restored storefronts and original floors, and a new roof deck overlooking downtown, executed inside buildings that have been standing since the 1800s. Old buildings don't forgive guesswork; designing and building them with one set of hands is how the details survive.
Coalesce -
109 N. State St.
Coalesce Collaborative Workspace is a historic renovation of 109 N. State St., which is located on Jackson’s oldest continuously occupied block. The project was awarded State Historic Tax Credits and was the recipient of the 2016 City of Jackson Historic Preservation Award for a commercial project.
SCOPE

Spectrum Office
The regional operator behind the Outlets, the restaurant program, and the ballpark chose S5 to build its own executive headquarters. When the client who owns the portfolio builds their own office, the builder they pick is their own endorsement.

Ground-up construction of a national breakfast franchise prototype, delivered to franchisor brand standards on a fixed opening calendar.
